Abstract
El objetivo de este trabajo es dar una solución al problema social identificado
“Existencia de familias en Lima de NSE C- y D que requieren de vivienda digna, así como la
existencia de familias de Lima de NSE B y C que requieren incrementar sus ahorros y/o
generar mayores ingresos para lograr alcanzar sus metas”.
Se llevó a cabo un proceso de investigación directo al público objetivo mediante
encuestas y análisis de diversos productos inmobiliarios y financieros que pudieran ayudar a
superar el dolor identificado tanto en el NSE C- y D como en el NSE B y C (IPSOS, 2021).
Se identificó un nicho de negocio para el NSE C- y D mediante un modelo convencional
como el desarrollo de proyectos inmobiliarios con la habilitación de terrenos eriazos,
buscando comprar terrenos al menor costo e invertir en su habilitación para venderlos a un
precio mucho más rentable en el futuro. Por otro lado, se identifica la existencia de un nicho
de negocio beneficiando a NSE B y C con una herramienta innovadora de inversión como es
el Crowdfunding, para el financiamiento de estos proyectos inmobiliarios incorporando
mecanismos para el cuidado del medio ambiente y el crecimiento urbano sostenible para el
desarrollo de viviendas sociales acordes a sus expectativas que les permitan una mejor
calidad de vida (Márquez, 2020).
En conclusión, esta modelo, ofrece una alternativa más eficiente y efectiva para
mitigar los dolores identificados, ya que usa un modelo de negocio convencional el cual dará
una VAN de $ 2,391,618.67 y una TIR 36.6%, adicionando la diferenciación del
financiamiento a través de una plataforma de Crowdfunding, mejor a otras alternativas puesto
que es una opción de inversión sencilla, intuitiva y con retornos de inversión superiores a los
depósitos a plazo fijo u otros productos financieros convencionales. Por ello, el modelo es
viable financieramente y no requiere una masa crítica de clientes grande, lo que hace más
sencilla su implementación.

A niche was identified for business for the SES C- and D through a conventional model such as the development of real estate projects with the qualification of empty land, seeking to buy land at the lowest cost and invest in its qualification to sell it at a much more profitable price in the future. On the other hand, the existence of a business niche is identified benefiting SES B and C with an innovative investment tool such as Crowdfunding, for the financing of these real estate projects incorporating mechanisms for environmental care and sustainable urban growth. for the development of social housing according to their expectations that allow them a better quality of life (Márquez, 2020). In conclusion, this model offers a more efficient and effective alternative to mitigate the pain identified, since it uses a conventional business model which will give a NPV of $ 2,391,618.67 and an IRR of 36.6%, adding the differentiation of financing through a platform of Crowdfunding, better than other alternatives since it is a simple, intuitive investment option and with higher investment returns than fixed-term deposits or other conventional financial products. Therefore, the model is financially viable and does not require a large critical mass of clients, which makes its implementation easier.
