Abstract
Esta tesis tiene como objetivo determinar la vialidad y los requisitos necesarios para el
desarrollo de un proyecto de vivienda multifamiliar en el Sector Socioeconómico B / BSe
abarca desde la concepción del proyecto hasta la liquidación, entrega e
independización del mismo.
El proyecto “Edificio Vienna” se encuentra ubicado en la Av. César Canevaro Nº 1225 –
1247 Urb. Fundo Lobatón, distrito de Lince.
El proyecto contempla un edificio multifamiliar/comercial de dos sótanos y un
semisótano de estacionamientos, 16 pisos más una azotea. El terreno tiene un área de
645m2 de 20 metros de ancho por 32.12 metros de largo aproximadamente. El proyecto
tiene siete locales comerciales, jardines y áreas comunes en el 1er piso; 4 departamentos
por piso, entre departamentos de 2 y 3 dormitorios. Cuenta con un ingreso peatonal y un
ingreso vehicular. Los estacionamientos se encuentran distribuidos entre los dos sótanos
y el semisótano que abarcan toda el área del terreno.
Para poder estimar los precios de venta de los departamentos, inicialmente se recurre a
un estudio de mercado en la zona, y producto de esto, se obtiene una ponderada según
características relevantes y valores asignados. Luego se realiza una estimación por una
recta de mínimos cuadrados y se verifica para el proyecto, el precio estimado. Asimismo,
luego de realizar los flujos económicos y financieros del proyecto, calculando ingresos y
egresos durante la concepción, elaboración, construcción y venta del proyecto; se obtiene
el TIR y el VAN correspondientes, y con un análisis de sensibilidad se calcula el rango
de valores mínimos y máximos en los cuales se pueden mover las variables de Precio y
Velocidad de Ventas, las cuales influyen en el fracaso y éxito de todo el proyecto.(...)
