Resumen
La calidad de vida de las personas está basada entre otros aspectos, en contar con una
vivienda que les permita tener un espacio cómodo y seguro. Esa posibilidad se dificulta en los
estratos menores, ya que el componente económico atiende otras prioridades, antes de
adquirir una vivienda. Sobre ese contexto, se aborda este proyecto, donde el objetivo final
está referido a personas y familias, que viven en condiciones precarias, en condiciones
inseguras, con bajo poder adquisitivo y cuyo principal anhelo en la búsqueda de una vivienda
confortable y asequible.
Por ello, el proyecto se enfocó en brindar una solución a esta problemática, a través de un
proyecto inmobiliario que tendrá la participación tanto del sector público como privado, con
la inclusión de subsidios, como lo es el programa de Techo propio y tendrán paneles solares
con el propósito de favorecer la sostenibilidad ambiental, de tal forma que las familias de los
sectores D y E puedan adquirir una vivienda asequible a sus condiciones económicas y que
apoye de manera importante su calidad de vida, ofreciéndoles una vivienda segura, con mejor
y más bajo costo en los servicios públicos y espacios de recreación que apoyan el desarrollo
físico y mental de todos los que conforman el círculo familiar.
La solución consiste en un proyecto de 1.200 unidades de casas en lotes de 81.05 M2, con la
entrega de una casa de 29M2 con paneles solares, con la posibilidad de ampliación acorde
con el tamaño de la familia, en una unidad que cuenta con parques, a un precio asequible, que
cuenta con el subsidio de Techo propio.
Con una inversión de capital de trabajo para el proyecto de S/ 1.304.514, este
proyecto generará un VAN de S/ 11,345,051 en un período de 5 años, al igual que tendrá un
impacto social apoyando a 1200 familias a cumplir su anhelo de tener casa propia, al igual
que contribuir con el impacto medio ambiental por los paneles solares, generando así un
VAN Social de US 630,940 y generando un índice de relevancia del 44% en los ODS 1 y 11.
People's quality of life is based on, among other aspects, having a home with comfort and safety. The chances are lower in poor people due to, since the economic component takes into account other priorities before acquiring a home. In this context, this project approach is referred to those individuals and its families in low socioeconomic status, with inadequate living conditions like poor home environment, low income, health and education, that struggle to have comfortable and affordable house. Therefore, the project focus on providing a solution to this problem, through a real estate project that will have the participation of both the public and private sectors, including governmental grants, such as the “Techo Propio” program, and also, it will include solar panels in order to promote environmental sustainability. The families of sectors D and E (in Lima Peru) will be able to acquire an affordable home that will improve their quality of life, offering them a safe home, with better and lower cost utilities and recreational spaces that support the physical and mental development for all those who compound the family circle. The solution contains a project of 1,200 units of houses in land lots of 81.05 M2 together with a complete house of 29 M2 and solar panels, that allows an expansion according to the size of the family. The area will include children parks by an affordable price, which has the grants of “Techo Propio”. With a seed capital investment for a total amount of S/ 1,304,514, this project will generate a financial NPV of S/ 11,345,051 in a period of 5 years, having a social impact supporting 1200 families to fulfill their dream of owning their own home, as well as contributing to the environmental impact of solar panels, thus generating a Social NPV of USD/ 630,940 and generating a relevance index of 44% in SDG 1 and 11.
