Abstract
El presente documento presenta una propuesta de plan financiero para la empresa
Inversiones Centenario, en la que se tomó en cuenta la información auditada y presentada a la
Superintendencia del Mercado de Valores (SMV) en diciembre de 2015.
En base a la actual situación de la empresa, se plantean ciertos cambios que ayudarán
a mejorar su valor. Cabe resaltar que la compañía actualmente cotiza en la bolsa, además,
declaró ventas por más de S/400 millones en el año 2015.
Inversiones Centenario se dedica a la actividad inmobiliaria de arrendamiento y venta
de inmuebles, mas no a la construcción de estos; aunque influye en el desenvolvimiento del
sector inmobiliario en general. Esta empresa también realiza arrendamientos de oficinas y
locales en centros comerciales; venta de terrenos para viviendas y para uso industrial y
recientemente está incursionando en el sector hotelero. Cabe aclarar que a lo largo de este
trabajo se considera al sector inmobiliario como una actividad comercial tan solo de compraventa
o alquiler de espacios físicos.
Asimismo, en el presente estudio se analiza la performance financiera de Inversiones
Centenario, considerando los estados financieros de la matriz y sus subsidiarias, que son las
empresas en las cuales mantiene participaciones mayoritarias superiores a 51 % y donde tiene
un control definido de la gestión empresarial. No obstante, las estrategias de mejora
consideran la reestructuración de la división de centros comerciales, la venta de lotes
industriales construidos en forma de naves industriales y la mejora de indicadores de gestión

This document presents a proposal for a financial plan for the company Inversiones Centenario, which took into account the information audited and presented to the Superintendencia del Mercado de Valores (SMV) in December 2015.Based on the current situation of the company, there are certain changes that will help improve its value. It should be noted that the company currently listed on the stock market, in addition, declared sales for more than S/400 million in 2015. Inversiones Centenario is dedicated to the real estate activity of leasing and sale of real estate, but not to the construction of these; although it influences the development of the real estate sector in general. This company also makes leases of offices and premises in shopping centers; Sells land for industrial use, and recently is entering the hotel sector. It is then clear that, throughout this work, the real estate sector is considered as a commercial activity only of buying or selling or renting of physical spaces. The present study also analyzes the financial performance of Inversiones Centenario, considering the financial statements of the parent company and its subsidiaries, which are the companies in which it holds majority holdings of more than 51 % and where it has a defined control of business management. However, improvement strategies include the restructuring of the shopping center division, the sale of industrial lots built as industrial warehouses and the improvement of key management indicators
