Resumen
América Latina enfrenta un grave déficit habitacional, con el Perú siendo el tercer país de
la región con el mayor déficit, según el INEI y el Ministerio de Vivienda. Ante esta
problemática, emerge VIVASOLAR, una propuesta que integra paneles solares en viviendas.
Estos paneles no solo generan electricidad, sino que también proporcionan calefacción de agua y
optimizan la iluminación. La aplicación del Design Thinking ha orientado el diseño de
soluciones alineadas con las reales necesidades de los propietarios. En el primer año,
VIVASOLAR proyecta atender a 122 viviendas, con una expectativa de crecimiento acumulado
del 45% para el quinto año.
Además de la ventaja energética, VIVASOLAR presenta una propuesta amigable con el
medio ambiente. Para el año 2027, las viviendas con esta tecnología podrían producir en
promedio 227,176kWh anuales con un ahorro en promedio anual de S/36,348.16. Este ahorro no
solo beneficia al ambiente, sino que también se traduce en una economía para los propietarios,
llegando a un ahorro energético de S/63,572.25 promedio al año.
VIVASOLAR se proyecta como una inversión rentable. El Valor Actual (VA) del
proyecto se estima en S/ 4,401,622 y con una inversión total de S/ 868,051.51, el Valor Actual
Neto Financiero (VAN Financiero) se proyecta en S/ 4,001,622. Estos números, en conjunto,
pintan un panorama financiero prometedor para el proyecto. Estas cifras, sumadas al crecimiento
proyectado en ventas y la positiva recepción del mercado, reflejada en una tasa de conversión del
55%, posicionan a VIVASOLAR como una solución innovadora y sostenible en respuesta al
déficit habitacional en Perú. Se estimo un índice de relevancia social (IRS) de 53.33%, un VAN
social, durante cinco años y se ha calculado el Valor Actual Neto Social (VAN Social) usando
una tasa de descuento del 8% se calcula en S/ 251,286.65.

The Present Value (NPV) of the project is estimated at S/ 4,401,622 and with a total investment of S/ 868,051.51, the Net Present Financial Value (Financial NPV) is projected at S/ 4,001,622. These numbers, taken together, paint a promising financial picture for the project. These figures, together with the projected growth in sales and the positive market reception, reflected in a conversion rate of 55%, position VIVASOLAR as an innovative and sustainable solution in response to the housing deficit in Peru.
